Residential Conveyancer / Solicitor

As a Residential Conveyancer / Solicitor team, you are responsible to the Head of Conveyancing and the Directors. 

This job description is generic and, therefore, is not an exhaustive list of duties and responsibilities.  These will be determined by each department.

Reporting Line: Managing Director / Company Directors

The Role:

We are now actively seeking a dynamic residential conveyancing fee earner to deliver high-quality advice to clients on all aspects of the conveyancing process.  The successful candidate will manage a varied caseload of freehold and leasehold transactions to include: sales and purchases; help to buy; remortgages; new builds and buy-to-let. 

In addition, they will be expected to make an active contribution to business development, building and maintaining client relationships and promoting the services of the practice as a whole. 

Residential Tasks 

  • Checking inbox for any emails for daily tasks which will be colour-coded per task i.e. Client Queries, updates, Contracts etc.
  • Checking voicemails daily and allocating, if required, or responding directly to the caller
  • Update Perfect Portal and Task list in Leap on all updates.
  • Purchase
    • Title checking and raising enquiries, sending contract documentation and enquiries raised to the client for consideration.
    • Submitting searches.
  • Considering replies to enquiries from seller’s solicitors and raising any further enquiries.
  • Report on the title to the client.
  • Sending contract documentation to the client for signing and return.
  • Agreeing on a completion date and notifying the completion team to set up a file for completion.
  • Sale
    • Review enquiries and raise with clients where necessary.
    • Order indicative redemption statements from the lender.
    • Request management pack (if applicable).
    • When replies to enquiries received from clients, forward responses to buyer’s solicitors.
    • Forward contract documentation to the client for signature.
    • Agree on a completion date and notify the completion team to set up the file for completion.
  • Remortgage/Transfer
    • Title check.
    • Draft mortgage report and send to client with the mortgage deed/Transfer for signature.
    • Order redemption statement.
    • Notify the completion team of the agreed completion date.

Technical qualities

  • Will be a Solicitor, Legal Executive or Paralegal with a minimum of 2 years PQE. 
  • Will have knowledge of a Case Management System and Legal Accounts Package.
  • Will be technically competent with solid Residential Conveyancing experience. 
  • Will demonstrate a client centric approach to all matters arising.
  • Will be fully proficient with all Microsoft packages.
  • Will demonstrate a “can do” attitude and be able to work under pressure and to tight deadlines.
  • Will be diligent, dedicated and detail-orientated.
  • Will be enthusiastic, well organised with a positive attitude and a willingness to learn.
